If the loan / collateral ratio exceeds 80%, the nominal interest rate of the loan will be added, and in case of a floating interest rate, 0.2% will be added to the fixed component. *

Attention: The nominal interest rate of mortgage loans with a floating rate can be changed by the financial institution no more than twice annually.
The maximum rate of nominal interest rate of mortgage loans with a floating rate is set at higher/lower +/- 4% from the fixed interest rate.
Other repayment schedule of interest amount and loan principal may be set, if necessary.
The prepayment may not be required, if additional real estate property is pledge.

How to receive a refund for paid interest amounts for the mortgage loan for purchase of real estate from the income tax

We will help you, in accordance with the RA Tax Code, receive compensation for interest payments on your mortgage loan from your income tax.
Income tax of individuals who are hired employees is refunded in the amount of paid interest amounts of the mortgage loan, if:
The mortgage loan was provided for the purpose of an apartment or a private residential house or for building of an individual residential house in the territory of the Republic of Armenia and was actually directed towards the fulfillment of the above mentioned goals.
Immediately from the constructor in the multi-apartment building, built or under construction, in the Republic of Armenia;
From the state or community, within the framework of the state and/or community housing program, implemented by the state or community; in this case, a parking lot may also be purchased in conjunction with the apartment, if it is attached to the apartment in accordance with the procedure, established by the Government of the Republic of Armenia.
Directly from the constructor, being an organization or individual entrepreneur, in residential districts or complexes in the Republic of Armenia.

Attention: The application may be rejected, if at the moment of its submission, the tax liabilities, declared on the salary and other payments, equaled to it, based on a monthly (simplified) calculation of income tax and social payments, presented for the months of the reporting quarter, are not fully fulfilled.
These terms apply in case of mortgage loans, issued after January 1, 2018.
During the loan period (if the loan is already valid in the Bank for 6 months) the customer can approach the branch և apply for a credit leave.

The customer can use the Credit Vacation if he has made the payments on the given loan properly.

Failure by the borrower to fulfill its liabilities on time is subject to a fine of 0.13% (applied fines) for each overdue day.

Mortgage loans for purchase of real estate are provided to resident or non-resident individuals over 18 years of age, who will not reach the pension age +4 years during the loan validity.
Mortgage loans for purchase of real estate are provided for the acquisition of real estate for primary or secondary markets.

The Bank may unilaterally change the contractual interest rate by notifying the Borrower at least 7 calendar days in case of non-purposeful use of the loan, as well as failure to fulfill the obligations set forth in the loan agreement.

For lending, the following payments may be made by the consumer:
The evaluated amount of purchased property is the insurance amount of the real estate, being the collateral.
All payments are included in the actual interest rate calculation.
The loan can be repaid (fully or partially) earlier than the contract term, in which case the customer pays the interest amount, calculated for the actual loan term, as well as a lump sum penalty in the following size:
Contractual year is considered to be each period of 12 months, following the agreement date.
Confiscation of collateral
THE PLEDGED PROPERTY CAN BE CONFISCATED, IF THE BORROWER DOES NOT DULY REPAY THE INTEREST AMOUNTS AND LOAN AMOUNT. IF THE COLLATERAL VALUE IS INSUFFICIENT, THE BORROWER’S LIABILITIES WILL BE REPAID AT THE EXPENSE OF OTHER PROPERTY OF THE BORROWER.
Information, provided to the Credit Registry
INFORMATION ABOUT THE LOAN WILL BE REGISTERED IN THE CREDIT REGISTRY, IF THE BORROWER FAILS TO DULY REPAY THE INTERST AMOUNT AND LOAN AMOUNT.
HAVING A NEGATIVE CREDIT HISTORY MAY BE AN OBSTACLE FOR YOU TO RECEIVE ANOTHER LOAN IN THE FUTURE.
